Under Contract:

As Your Agent, I will help you find the service providers you need to go from “under contract” to “closed”. I will communicate extensively with you to keep you informed of what has been completed and what still needs to be done for the home to close on time.

  • Service Providers: I will give you the names and schedule service providers including home inspectors, pest inspectors, surveyors, appraisers, general contractors, attorneys, movers, home warranty providers and many more!

  • Inspections: I will schedule and be present during all the inspections you elect to have done so that I have a full understanding of all the repairs the inspectors recommend. These inspections include: home inspection, pest inspection, termite inspection, radon inspection, lead paint inspection, well/water inspection, septic inspection, survey, etc.

  • Repair Quotes: I will set-up and be present as a general contractor/handyman reviews the repairs and provides a written estimate.

  • Repair Negotiation: I will explain your options, prepare the paperwork for a repair request and negotiate the requested repairs in your best interests.

  • Re-Inspections: I will schedule and be present when the inspectors come back to the house to inspect and approve the repairs the sellers completed.

  • Appraisal: I will be present during the appraisal and help answer any questions the appraiser might have.

  • Loan Commitment: I will be in regular contact with your lender to ensure that the lender provides the Loan Commitment Letter before the deadline in the contract.

  • Closing Coordination: I will communicate regularly with the Listing Agent, your Lender, and the Closing Attorney to ensure that everyone has the paperwork they need for a smooth transaction.
