Prior to Making an Offer: 

As Your Agent, I will research all the nitty-gritty details of the house you would like to purchase as well as explain the Offer to Contract and Purchase in full detail before you make the offer. It is very important to me that you are 100% comfortable with and aware of every aspect regarding the purchase of the home before you make the offer!

  • Comparative Market Analysis: When you find the right home, I will prepare a written Comparative Market Analysis (CMA) to determine the current market value and ultimately to ensure that you are not overpaying for the home.

  • Sellers Documents: I will collect and review with you the seller’s written property history and disclosure statement. If the home is in a HOA, I will collect the Owner’s Association Addendum completed by the seller as well as the HOA Rules and Regulations so that you are aware of your HOA dues and the restrictions that the community enforces.

  • Investigating the History of the Home: I will pull up past MLS sheets and tax records of the home you are wanting to purchase. Together, we will review the history of the home – the last time it was sold, for home much, how long it was on the market, etc.

  • Communicating to your Lender: I will contact your lender prior to writing the Offer to Purchase and Contract to make sure that the dates and terms that we insert as a loan condition on the contract are accurate and can be met by the lender.

  • Understanding the Offer to Purchase and Contract: We will review every aspect of the contract to ensure that you have a full understanding of the terms and deadlines to which you are about to enter.
